Hey, everybody. My name’s Chuck Sumner, and I’m a real estate investor here in Eastern Washington, specifically, what’s called the Tri-Cities area, which is Kennewick, Pasco, and Richland. I buy properties in this area, the Tri-Cities area. I also buy properties in Yakima. And I also buy properties in Spokane. I’ve been doing this for going on almost four years now. And so, in those four years, I’ve probably done close to 80 deals at this point. And I have gotten experience with a very large foray of different issues, different properties. And so that’s the whole point of this video, is just kind of a quick introduction to who I am. My background is in engineering, mechanical engineer by training at WSU. Go Cougs. And I worked out at Hanford for seven years, Hanford is a nuclear reservation out there where the nuclear waste is stored, as a project manager. And then I basically decided to leave that and jump into real estate full-time, just under three years ago, I guess, is where we’re at.
So, in that time since I started real estate investing, one of my specialties has become the probate process. What that is basically is, if somebody passes away, a family member, and they have a property that is left behind, I’ve gotten very good at navigating that process, as far as helping the family get the house packed up. I assist with moving, packing, getting that stuff transferred places, helping them with estate sales, stuff like that. So really I try to be a one-stop solution. And then when it comes to actually selling the property, I’ve learned some ways to where we don’t have to go to the court system. We can legally sell it just from going through a title company and there’s no lawyers involved. Occasionally, we will have to get a lawyer involved. And that’s in instances where maybe there’s multiple family members that are involved, and maybe they don’t agree on the path for the house, but different conversation for a different day.
But that has become my specialty along with foreclosures. Gotten really good at dealing with folks that are in foreclosure, navigating that process. And this is one where you definitely want to seek out somebody like me, because it is such a sensitive topic. And if you work with somebody that doesn’t have much experience with foreclosures, you run the risk of losing your home. And this has actually happened with a deal that I was working, where they went with a higher offer, but the person that they were working with had never worked foreclosure before. They just wanted to beat me at any cost. Well, they called me a day before the auction and asked me if my offer was still good and if I could stop the auction and make it happen. And I said, “Unfortunately, no.” And so those people ended up, they lost their home, and now they have that mark on their record for seven years, being barred from buying a house using a Fannie Mae or Freddie Mac loan.
So those are the things that I’ve gotten really good at. I’ve got a solid reputation amongst the other investors in our area. And that’s one of the most important things to me, is making sure that when I tell somebody I’m going to do something, I follow through on my word. And so I’m never going to tell you I’m going to do something and not follow through with it just because that means a tremendous amount to me.

In upcoming videos, I’m basically going to go through a specific deal that I worked and the way that I did it to kind of give you more ideas of how I operate, and how I can make things happen and possibly help you out.
