Tenant Not Paying Rent? I'll Take Care of That

Hey, everybody. This is Chuck with Agile Property Solutions, here in Tri-Cities, Washington, and I wanted to do a quick video today, aimed at you landlords out there who have been dealing with tenants who basically decided not to pay or quit paying at some point during this whole COVID lockdown. I don’t know about other states, but in Washington, the whole anti-eviction moratorium, or eviction moratorium, ends on June 30th, 2021. And so you do have some options going forward once that ends. However, a lot of people that I’m talking with, like one today I met with, he got kind of lucky, where he was able to get his tenant out and they didn’t destroy the place on their way out. And so the downside to it is that that tenant basically disappeared, and they still owe back rent. And they’re not going to end up paying him. He can’t even find them.

So in order for you to actually get any of that rent back, you have to basically take them to small claims court. But if you don’t know where they’re going, or they don’t tell you where they’re going, you can’t ever serve them. And that is currently happening with one of our tenants on a house that we sold that had a tenant that wasn’t paying.

So one of the ways that I can help in this situation is, one, either I can help you through the eviction process before selling to me, or now that we know where we stand, as far as landlords, and the rules are all solidified, I’m willing to work deals with you and buy the house with that landlord in place, because I know how to get them, or I’m sorry, not the landlord, that tenant. I know how to get them out of the house, and I’ve gone through it now.

And so there’s a lot of people out there that are really unfamiliar with the process, the idea of hiring an attorney, going to court, and doing all this stuff. I mean, it does take time. We’re talking at a minimum 90 to up to potentially 180 days because the courts are going to be backlogged. So if you’re looking to sell and you have a tenant that’s in there right now that hasn’t been paying because of COVID, it might be worth your while just to give me a call and see if we can work out a deal there, because now that I’ve gone through the process, I’m willing to do it.

And hey, if you just want some help or maybe point you in the right direction, I’m more than willing to do that, too. At the end of the day, we’re here to solve problems. And so just kind of want to put that out there, that I don’t need to buy the house empty, vacant, at this point. It can be with a tenant, and we will work through the process of getting those tenants out of the property after we close on the property.
