Hey everybody. It’s Chuck again from Agile Property Solutions. I am actually talking to you in my RV. We are camping right now. Well, I’m camping right now. The rest of the family is going to join me here pretty soon. But I got up here early, so I can set up camp and then basically work all day until they get here. So I wanted to do a video here, because, I’m trying to keep up with the videos. I’m trying to do them daily. It’s just something I kind of committed to. And so anyways, want to talk about an appointment I went on the other night. So this was an interesting one, and it illustrates why you would pick somebody like me to work with, versus others. And a lot of that has to do with my flexibility. So what others can’t, or won’t do, I’m able to. And that just comes with experience and having done it, right?
So in this particular situation, the seller is selling their home. They’re going to be moving across the country to go live with their kids. And so they were of the opinion that their house needed quite a bit of work. And I mean, sure, the lawn was a little bit overgrown and the house was dated, but overall, very clean, well kept, just dated, no big deal. And so, as we walk through, I was just asking some questions, doing this and that. And we got to the end and we talked price and basically we ended up agreeing on price. But that wasn’t all of it, right? They’re not used to selling their house. It’s not something they do every day. It’s not something most people do every day.
And so I started asking the detailed questions, because that’s where things matter. So, one of the things that I’ve run into in the past is that we make a deal for a house, and somebody who’s not familiar with the process and how they get paid, and so what they’ll do is, we’ll get all the way through or we’ll get close to it and they’ll be like, “Well, when do I get my money? How does that work?” I’m like, “Well, you get your money after you sign the paperwork, and you close, and it’s recorded with the county. And then they’ll have a check ready for you, or it will be wired into a bank account that you choose. But that won’t happen until you hand over the keys to the house, and you’re out of the house.” And a lot of times what has happened is that they’re like, “Whoa, hold on. I can’t move until I get that money.”
Oh, okay. That’s a problem. So, this has happened a couple of times in the past, when I was newer. And so I’ve gotten a lot wiser to this. So I brought this exact situation up with that seller, said, “Do you need money to move?” Because she’s moving across country, right? So that’s going to be expensive. You’ve got to rent a U-Haul, maybe hire movers, maybe get some help packing. I don’t know. I mean, I don’t know what she’s going to do. So that’s where I started asking the questions that maybe other people wouldn’t know. What is your plan? Do you have money to move? Do you need money to move? Do you need a week after closing to make sure that you can get everything set up, lined up and get the movers in here, all these questions. And that right there is what allowed it, she can now see that, “Hey, this guy does actually know what he’s doing. And these were questions that I hadn’t even thought of.”
And so, based on that, we were able to agree on a price. And then I gave her an extra week after closing. We looked at the calendar and we came up with a day where she would be out of the property, and it went from there. So, that’s just one example of the way that I can make a deal happen, and things that I am willing to do that a realtor and a typical buyer’s not going to be able to do. It’s just not going to happen. And a lot of inexperienced investors won’t do that either because they, I mean, quite honestly, right now, we are in the COVID-19, we’re under moratoriums with eviction, and things like that.
There’s a fair amount of risk with me doing that. But because I’ve done it before and I’ve had positive results, I’m willing to do it again. Again, I’m here to help where I can, how I can. And as long as we can agree on a fair price for the house, I’ll do what I can. So anyways, that’s all I got to say for today.
